Soory its a supper Wal Mart too |
The easement was always there, just something we don't think about when we buy a house.
We got a new WM (miles from me, but close by rural standards) last year. The first surprise for the neighbors (2) was the trash. Plastic bags all over the place. Why? Who knows. So the store now assigns people to trash patrol daily. Traffic will increase. If you build it, they will come. So if you want to be shielded from the noise and dust, opt for the biggest, thickest wall you can get. Fences rattle. Make a pull in so you can pull off the road, get out, open the gate without being in traffice. If the gods are with you, go with an automatic gate opener (my dream.) Problem here is idiots driving into people's walls (hope you aren't are a curve) or they spray paint the wall.........booo, hiss. Personally I'd set the wall back a few extra feet and plant something to cover the wall. |
You're getting some CA$H right? Eminent domain is supposed to give you fair market value for your property. Or is this an easement that you're talking about? |
Interesting. . . I would want to know how the traffic flow is going to be relative to your drive way. Signs, lights, trash. . . all that stuff. Are any other neighbors affected? Maybe they have ideas too. |
Go for lots of cash..... and a thick wall. |

That seems to be the biggest problem with WalMarts out here. They don't put much work into maintaining the premises. |
