I have driven past this vacant old Victorian Farmhouse on my way to herding lessons for well over a year and a half, and its been for sale all this time. The house, and the barna nd acreage intrigues me. It even has a pnd for Beowulf Anyway, recently the sign says "price reduced", not okay - I did look at the online listing previously and thought the previous price a little high for the area and the current market. Las tweek on my way hpme form herding I suggested to hubby that we look at it and if nothing else help me get over my obsession. So after trying for three or four days to contact the realtor she called yesterday morning - while I was wrestling a 24 pound turkey. The timing didn't work for me so I called her back to day and she said she was happy to show it to us - but the owners only want it shown to preapproved buyers. Its vacant!!! they have nothing to lose having anyone who wants to look at this house - its in the middle of nowhere, needs work and is a long commute from any jobs!!!! I can't get over this - in this housing market. I said thank you - it can continue to sit there. |

The description of the house and property sounds beautiful. I love Victorian homes the best.
I guess they are worried about people doing illegal things or perhaps squatters moving in, especially since it's sitting empty. Asking for pre-approved buyers, probably in their mindset avoids the potential this might happen. The owners may live out of town or country and for them to check the property may be impossible. In our area we have a lot of concerns about Grow Ops (this word may not be common to some areas) It's illegal marijuana operations and for a home owner saying ,they didn't know if not enough excuse for the Government who seizes the home. In my area, everyone that rents their home has this fear as it was up to the home owner to check the premises to make sure everything is okay. I'm not sure what the reasoning might be but it's probably based on fear regarding the home which you're talking about. I think you might be missing out on an opportunity if you're interested in the house as you might be able to get it for a song. My dream house was sitting for sale for 2 years and the price drop was 200,000. Gasp!! Can you imagine! So ...get that pre-approval and go see the house is my opinion. Marianne |
I sold real estate in the past, many years ago. That whole thing about "approved buyers" isn't worth the paper it sits on. In the past the bank would approve anyone and everything. Was completely useless.
Like you that type of thing really gets me crazy. The sellers are even nuttier not showing it to someone who has an interest. I've known many a deal to come out of someone "just looking" with "no intentions of buying at the moment"! Keep an eye on the listing through the internet MLS link and see if they plan an upcoming open house so you can go in without anyone bothering you. |
I realize it's probably different in the US concerning pre-approved buyers as in Canada they've always been pickier. Home buyers always had to have money down to purchase and of course the banks would have the potential purchasers work and bank info. That gave a bit of re-assurance that they were serious buyers.
Now that some have commented, I can see why Kerry would think it was nuts for the Realtor or Home Owners to not jump at the chance to let a potential buyer view the place. Marianne |

I am putting a totally different spin on this... I do not do real eastae BUT, we foster dogs... I do not have the time to let each person come by that wants a "shaggy dog"! I am guessing that is the same point of view. If you are really interested in the house why wouldn't you take the steps?? Just my two cents...probably worth a penny! |
Apparently that real estate agent is too busy. If she didn't return calls right away it seems likely to me she was just fishing for your level of interest before "bothering" to show it to anyone, perhaps especially she may have thought was a neighborhood Looky Lou.
Not a great way to make your name in a community I'd think. But then again I'm not familiar with her situation. |
Yeah Ron I know, I she seemed genuine with her I would love to show it to you! attitude. But in this market I would think you would show any house to any live body no matter what - it goes with the territory.
And don't take this personally, but I really don't think realtors want to have the same reputation as rescue people as far as being hard to deal with. |
They are doing the same thing here in FL. If you have an approve morgage from a lender they consider you a "serious" buyer. With the banks tightening up on their loaning, the realtor doesn't want to waste their time or money just taking out "peekers".
I hope you can work something out with the realtor. Maybe she can contact the seller and let them know you are serious if you can just take a look. Good luck! |
When I has my big, old house up for sale I didn't put it on the public real estate service or even had a sign. I did not want people coming to "check it out" and waste my time. I also was not interested in havng the neighbors or the neighbors friend going through my house to compare.
If people were interested in my house they would do the work required. A house that is different, older, with special qualities takes a special buyer, and I did not want to entertain Sunday shoppers. If it is way out of your price range than you would be wasting the realtors time. They have other things to do. On the other hand, if it is something you would consider price-range, then do your background stuff and get in there. Sounds like they might not get too many offers, so any one might do. It is a lot like rescue dogs, I think. We do all the background work and some groups (not me) take a deposit, before the adopter even sees the dog. There is only so many hours in a day, and some people have more spare time than others. |

No I was just trying to point out real estate is a service business. \\As for the realtor. When we moved four years ago I must have looked at 40 houses. None of the houses I asked to see required preapproval and this was at the height of the real estate bubble!
If people don't look they can't buy and my husband (banker) reiterterated what was posted earlier on this thread - the pre approval is meaningless. I would think anyone who had a house vacant for over a year would be glad to have it shown every day if it meant someone might buy it. But it worked - I am so over that house now |
Maybe the seller is trying to seperate the "tire kickers" from the serious buyers, maybe they have had their hopes dashed numerous times with people "just curious". I would think that anyone who has had a home on the market for over a year and have put the pre-approval option on it, is not that desperate to sell.
I for one am glad that "rescue pepole" are had to deal with. Less chance for the dog to come back. "40 houses", wow.. your real estate agent must have a lot of patience. |
I don't think I've heard myself referred to as a hard to deal with rescue person before! It's not that I don't appreciate it, I'm just unsure that I'm worthy of the upgrade. |

Ive been trying to find a retail space (for a small art gallery), and you would think that in this economy, and a town full of empty commercial buildings, that I could at least get my calls answered... but nobody wants to deal with me, I guess because Im looking for small and inexpensive, and therefore am small potatoes as a commercial customer . Just how "busy" can these agents be these days anyhow?? As a business person, in what is arguably the one of the most "nonessential" of things for people to spend their money on, Ive survived a rough economy by working harder, and bending over backwards for my customers...I guess it just annoys me when others wont! (end of rant... ) |
Just gotta speak up for the Realtors! The fact is, we have no control over what a seller (or buyer) requires. Yes, there are bad apples in the profession just as in any other, but we often take the heat for things over which we have no control. We are just the agent for the buyer or seller and can do no more than we are authorized. |
