Yes we were paid for all of the easement and more footage into our front. It is so open to this busy Route.We had a deal with LOWES , that they will put up a 6 foot fence accross the front with driveway gates, 2 new lights one on each side of drive. AND MORE ect. WELL WE DECIDED NOT TO DO THIS. so they are willing to give us the money instead. It is more than I made in a year! We are going to sell the house and hope to move to NC.We have a developer ready to buy our land. But no deal as of yet. They are coming tomarrow. This is such a big thing for us and an scard if we are doing the right things. And yes we do have a lawyer to help. |

Thanks so much for all your well wishes. Can you beleave that the mortgage company sol ours to another company.... And they want to raise our payments from 948.32 to 2,48o a month! It is like they want us to lose the house or they got wind that a developer wants to buy the land.
First payment due Oct 1st. We can do it but hope the deal goes through before that. Whats happening to this world than only the rich can own land. They give out mortgages to sub lenders only to try and forclose on them. This makes me want to leave the USA. |
Couldn't you just refinance through another company? If you have ok credit, you shouldn't have a problem. Unfortunately, interest rates will fluctuate no matter where you are if that's the type of mortgage you have. It's a bummer. |
Mortgages are sold between lenders all the time. That should have no impact on the amount of your payment. The new lender does not have the right to change the terms of your mortgage.
There are a few things that could impact your total payment amount: - a scheduled rate reset - an increase in your escrow payment due to increased taxes - an increase in your escrow payment due to increased insurance premiums. Make sure you know why your payment is going up before you make the payment. Good luck! |

If you have any trouble selling your home, I think you can force your township to buy your property for fair market value as part of eminent domain. |
Is the same lender still servicing the mortgage? If so, schedule an appointment to talk with them. Please don't be afraid to ask as many questions as possible. If the increase in payments is due to an increase in property taxes, investigate as to whether that increas (which is enormous!) is legal; many localities have caps on property tax increases. Also, don't be afraid to consult a good attorney, one with lots of real estate experience. |
I'm confused. Is the mortgagee a flexible interest rate? Or, is the increase due to taxes and insurance, which you would pay anyway? |
we pay our own insurance. but now they have encluded the taxes, they were not in our first mortage. So far they have told us that they have already paid this yrs taxes and was escrow for next yrs. the payments are WAY over our heads,so we have to sell the house. |
I would contact an attorney. Taxes here are due in Sept and Jan so it may be those they are starting to include. Are your taxes over 12,000 a year?
I've always preferred to have my taxes in escrow, one less thing to worry about. It's money that is due anyway and it helps me to budget. But I would ask an attorney if they can change the terms of the mortgagee at will, I would not think so. |
I almost fell off the chair when I read how much taxes are, I only pay 1300 a year a may go up 200 due to houses going up in prices. They go up and down due to a mining town. The newer homes pay around 7000 but they are much bigger. |
I agree with Ginny. I don't see how the second mortgage company can collect escrowed taxes when the first company did not. They would have had to let you now beforehand, I would think. I would definitely check that out with an attorney.
If you have enough equity in the house, why escrow the taxes? The mortgage company wants enough in escrow for a full year's taxes, even BEFORE they pay the taxes for you. We've never escrowed taxes. I have a separate savings account set up for taxes, insurances, etc. I budget for these amounts and the money goes into the savings account right from my paycheck. I never see it so I don't miss it, and when it comes time to pay the taxes, it's there. Plus, the interest that it's earned is mine, not the mortgage company's. Something sounds fishy here . . . |
I agree!!! What kind of lawyer do I get. We never had one for this house since it was a private company. |
