Our Roof is Leaking

...And somehow I don't think this is a good thing...

Don noticed today before I got home, that there was water dripping into our family room from a place in the corner of the ceiling. He went upstairs, and sure enough, our spare room had a big puddle coming from the door that opens to the stairs going up to the attic.

Open the door and you can see water coming down from a place on the roof where there is a wee window to the outside. It was opened a bit, so Don closed it. 3 hours later and the bucket has about 3 inches of water in it.. 8O

We never had water come in before, and the roof is about 18 years old. I will post a picture once approved.

Thanks to the quick approval process...!!!

Between the large chimney and the little window is the closet with the leaky ceiling. Right above the closet is the little window that is in the attic. Hopefully it is just that little area that the problem stems from...

Any experienced roofers on the forum?????

BTW, you can see the front bay window that has the ledge the pooches are always sleeping on...

Yikes!

Nice house! Love those oldies but goodies!
18 years is a long time...We just had a roof put on last Friday..Did you know roofs come in a variety of colors? I never noticed anyone's roof until I started looking to find a color for mine :?

The price of a new roof can be hefty - depending if they have to scrape all the layers off r can lay new shingles over the old...if the roof is 18 years old, I would imagine you need to scrape the old shingles off first.

Get a few estimates...look at what shingles they use...do some research f what is recmmended in your area...and get out alot f buckets in the meantime
I spent the day and night 2 days ago emptying glasses of water into my soup pot. The rain was comming in sheets around my plate glass window in my living/family room. Plaster falling down, curtains fell down........

2 year old house!!! They are going to have to come take out the HUGE plate glass window, check the siding and flashing and seal around the window........

it's raining and windy again tonigh. oh what fun........... NOT!!!
Hope the roof leak is just flashing or chaulking problems..........
If it is leaking where there is a "valley" in the roof, it is probably the flashing. You can get some tar like stuff in a pail for a temporary patch.

We have a big bunch of it along the roof line where the 2 roofs switch in the center of the house. (Right above the wood trellis)

I doubt very much its your roofing shingles that need replacing...it is more likely the flashing in the valley by that little window or the little window itself needs to be re caulked. If it were the roofing shingles I would think you would have more than one leaking problem. Your shingles themselves look to be in not too bad shape.
I found out that our roof is only 10 years old....and one of my son's friends has a dad in the roofing business! He is coming over tomorrow afternoon to have a peek and give us an cash estimate....He said it doesn't sound like the roof to him, either....so will do some digging and while he is doing that he may be able to do the repair at the same time.

Fingers crossed!!!!!
Nicole, I hope you have good news re: your roof!!!

That's my sister's car...she was visiting from Quebec.. She bought it the year she turned 40, and also pierced her nose, got a tatoo, and started dating a guy 10 years her junior....... 8O

She told me she refused to accept her age, so I guess the bug was her way of making a statement...

I hope it is a small fix, too. :? We'll know tomorrow afternoon..I hope it isn't still raining when he is up the ladder..
Sounds like a flashing problem to me. Should be pretty inexpensive.

Our roof was leaking when we first moved in because of the flashing, ours was a simple problem. Debris on the roof was causing water not to drain properly off the roof so it was being displaced and getting under the flashings. Once we cleaned off the sand and leaves it was all good. 8)

A roof should last between 20 - 40 years depending on the shingle used.
Most roofing systems are warranteed for a certain amount of years.
Like if you have a 20 yr Shingle it should be free of defect for 20 years.
If not you could get it replaced, you'd have to pay labor though.
Of course you also would need to have a receipt.

(Dad, Grandpa, and Great Grandpa were all Roofers and I ran Dad's company for years)
Nicole, I don't have any advise for you but I'd just like to say that it rained like crazy here all day and all night and I kept waking up because I was having nightmares that my roof was leaking. I'm not reading any more of your posts!!!!!

 Maybe we should all design raincoats for our roofs - I think it could go somewhere . . . :lmt:

I think 'Violet' might have something to say about that

Shellie
He couldn't make it Saturday, so arrived this morning. He patched the hole, fixed the flashing, and did a quick tour. He will drop by in the next few weeks and put in some venting..Apparently we are lacking in that area.. :?: There is also an area on one side that the shingles are shot. We used to have a tall tree there, so I imagine that did most of the damage.

So we are good for the summer and then we will do a bit more repair in the fall to get it nice and cozy for the winter.

Whew.....$100 later....could have been a LOT worse....
Wow! That's sure better than a new roof!
  yay, that was good news!
