Painting the house for resale purposes?

I want to repaint some of rooms. The kitchen I decided to play it safe and just repaint it yellow. I really want a reddish kitchen, but maybe the next house. Rob said no way, he likes the yellow.

My question is should I repaint my kids room's. Madelyn is a master bedroom...no ensuite tho. Her room is all pink.

And Parker's is fairly neutral and I want to leave it...what do you think?

This is a 3 bedroom bi-level house, with 2 bedrooms up and 1 down. We chose to take the room downstairs for privacy, and gave Madelyn the master bedroom. All 3 rooms are oversized, with large closets 2 of them are walk-ins.

We are thinking of listing next spring, and looking for a bigger house...but staying close to this area.

I would say...since we bought our house 2 years ago with the intent of only being in it for about that long and will be selling probably in the next few months so all this sort of thing is on our minds...

Keep the kitchen the nice yellow color it is. From your pictures, it looks like a very nice color that many people would enjoy.

If Madelyn's bedroom is the true master suite, I would probably paint it before you go to sell. People tend to buy more readily when they can picture themselves in the room, and since it is a childish-looking room (very cute, but def. for a kid) I think they might not like the fact that they'd would have to repaint it themselves.

And Parker's room might be way too bright for a lot of people, but would be less important to paint than Madelyn's, in my opinion, but it would probably be a good idea to paint.
I agree with Steph. If Madelyns room is the true master, I would paint it accordinly. Parkers room is okay, but maybe put a glaze over it to tone it down a tad...

Master bedrooms painted in a taupey gold color works well, almost any color of bedspread and funiture works with it...

Yellow in a kitchen is perfect...it keeps it bright and airy...red is a really hard sell, either people love it or hate it...and you want to appeal to the masses..
Currently Parker's room is a playroom. If you go to Ikea, and see there kid furniture, the lime green chair is the exact color of his wall. His room is fun to be in, however he wants to sleep in Madelyn's room.

Yes Madelyn's room is the true master bedroom, but because the lower level bedroom was just as big if not bigger we took that one.

I will repaint her room and the kitchen. The wall in the living really need a coat too...except it has 12-14ft ceiling that I can't reach. I need someone with professional equip to come in.

I think I will repaint our main bathroom too...it's a rubber ducky theme for the kids. The other bathroom is mine and hubby's...more grown up.
Your house looks very nice....you have kept it very well. The kitchen is just beautiful the way it is...nice and neutral.

If you want to sell fast and for the best price you will have to make Madelyn's room back into the master bedroom. People have no imagination and they wont be able to see past the kids colour and things to know it is the master. You might have to put the 2 kids together into Parkers room(we did that last year when we moved...we had used rooms for other than what they were intended and had to go back to what the builder intended so people would know the purpose of the room)

I would also paint that green into something more neutral or soft. People don't want to have to do anything when they buy a house. The most important thing to do is pack up BEFORE you list. People will get turned off by lots of kids things and you don't want to give the impression that you are moving because the house is too small.

Before we listed our home last year...we rented a storage unit at Uhaul and packed up 1/2 our home and made it look really spacious. We did this with the last 2 homes we owned. First home sold in 1 day, the other home sold in less than 3 weeks, and we got a lot more $$ than the comparable homes(even the same model home) in our area.
I would repaint. Taupes are perfect. Really popular right now. As for the painter, my neighbour is a house painting. Just PM and I will give you his Number. He's here in edmonton and awesome. He's helped me paint my house and he did most of Mike's (all Vaulted Ceilings and high).

Chelsey, that would be awesome. I can paint this house in no time, except for that enterance. It's one corner, and no place to put a ladder.

Rob's brother is a painting/carpenter. I think he will ask him to come for a weekend and paint that section. If he can't do it, then I will definitely call (PM) you for his #.

I am looking at the green, and it is loud. LOL, it's like a sour apple green...his room also needs new carpeting. Once it's steam cleaned it's not too bad, but it is showing signs of wear.

lol...I'm glad you noticed that! When you said in your original post that his room was pretty neutral and then I saw the green, I was like whoah! It's a fun color, though, but definitely not neutral! I painted my room a similar color during college.
I meant neutral as it's okay for a girl, boy or an office.

I think it will take a few coats to cover over that...definitely need primer.

It was fun tho to make it for him, they do spend alot of time playing in it.
Definitely agree that you would have an easier time selling if you paint most/all rooms very neutral colours. White, builder's beige, taupe are good choices. I can't seem to find the picture of your kitchen but a soft yellow sounds quite nice too.

If there are any builders who are building new homes in your area, take some time to tour some model homes (paint chips in hand). They're pros at decorating a home to sell it so it will give you some great ideas.

I LOVE your kitchen. It's exacty my style.
I think all the rooms are nice, but I definitely would paint both kids rooms a pale taupe, very appealing and easy to match color. It's also easy to cover if somone wants to redecorate.
I wouldn't change the bathroom, it looks nice and bright. I don't think the duckies would be bad to leave in there. :lol: The colour is neutral enough also.
I would totally get rid of the duckies! If it's the main bathroom...They are very cute for a kid's bathroom, but again, I don't think they would be a good selling point for the house.

I love your kitchen color, too! If you are planning on repainting it, I would stick with a similar or other light color since it is easy to paint over if the new owners don't like it. I love your plan for a red kitchen, but like someone else said, either the buyers will love it or hate it.

I had a cranberry dining room when we moved in, which I liked, but wasn't in love with, and it took a MILLION coats of paint to cover it!
Good thing is I am tired of duckies, it's just a shame after you collect the things to make a themed room...to change to another.

I think if I can't have a red bathroom, I will change the main bathroom into off white walls, with accents of red, orange, yellow....deep colors, bright colors, new shower curtain. Change the taps to nice pewter type...match the light fixture we bought.

I want to add a breakfast bar extension to the kitchen counter...change the formica countertop to a different color...browns and black....in the Formica samples it's called Butterum Granite # 7732-42.

As a Real Estate Agent I can tell you that when people are looking to buy they really get turned off by colors, because for some reason they don't seem to get past the fact that the room is whatever color it is and they don't like it. Some will get past the colors and but demand you pay for the house to be painted in neutral tones. The inside of my entire house was an awful baby blue with light blue carpeting. A big turn off but I could see beyond that.

The kitchen is perfect...don't touch it. lol
I would definitely repaint the kids rooms neutral colors. Just because the home will sell easier.
Also before you list the house I would recommend getting rid of any clutter.
The kids have lots of stuff in their rooms I would pack up a lot of their stuff and put it away. Clutter is also another thing buyers do not see past.
The more minimalistic it looks the faster your home will sell.
Also makes the rooms look bigger. :)

I'm so addicted to those home reno shows!! Have you seen "Take This House And Sell It? Almost every home owner argues with the host and says "but I love this color and the new potential owners can paint the house in their own colors". In order to be on the show the home has to have been on the market for several weeks or months and for some reason is not selling. Most of the time it's because the house contains too many of the current owners choice of colors and personal items in which new owners can't visualize their stuff.

They do recommend turning every single room back to it's original intention before the sale.

I've had this in mind with my current home although I have no plans on selling for few years. A few of the bedrooms in my home are used for my magic equiptment, foster cats home..lol and other things. If I planned on putting it up for sale I'd put the stuff in storage, and convert all the bedrooms back into bedrooms with the right furnishings as most new potential buyers can't visualize the room if it's used for other purposes.

In some shows it meant renting furniture for a short duration to have a guest bedroom instead of a room for storage.

To be honest if I was looking for a home and saw the Master Bedroom pink and girlie (as pretty as it is for your daughter) I probably may choose another home which I didn't have to do any work but move in.

I love love your son's room too!!! But...wouldn't want that color for myself and my 19 year old son so thereby would bypass your home for perhaps another with more suitable colors.

I think the hardest thing is getting in the mindset that home will be no longer yours and to paint with the intention of pleasing a variety of new buyers.

They say neutral colors is what works best. I agree the kitchen is perfect!

Since you are repainting the bathroom and getting rid of the duckies...I would just go very neutral and light to make the bathroom appear larger. Don't spend too much on accessories because they might not match the bathroom at the new place. Beige or white would go with most bathrooms.

Its very hard to change a house that you love. My kitchen was just 5 months old when we decided to sell. It was very heartbreaking and sometimes I still miss the old place even tho we have been in the new one for 11 months. The old house was just the way I like it (just way too small for 7 people) and my new one has some very very tacky decorating that is taking us a while to get rid of. The house I am in now was on the market for over a year....people couldn't see past the ugly! (lucky for me I guess....also the price dropped drastically in that year) On the flip side....my old house wasn't quite finished when we had the agent in to 'talk about a possible move' and she gave us an estimate what we could sell for. When we were ready to list she came back and said by what we did (got rid of 1/2 the furniture and painted all neutral colors) that we increased the sale price by $40,000. We spent only about $500 to fix it to sell.
Wow $40,000 that's amazing.

I get HGTV, but haven't seen that show. I watch some shows but they ususally focus on kitchen and living rooms. I know how to dress the house, and would love to make some changes.

My concern is the idea of changing Madelyn's room back into a master bedroom. I think having the master downstairs is more efficient, and much more private. It is huge too, perfect for a King size bed (which we don't have).

I will definitely get rid of the pink and do a nice taupe color, and put more neutral drapes. I might be able to "rent" a queen bed, and store Madelyn's furniture. I'll have to think about how to do that???

I had an all pink house in the first one...it was hideous but I have the ability to see past things too. We repainted the entire house before we moved in.

This house was still in original builder's beige, it was so nice to redecorate at lesiure.

I love the show from Britain called Selling Houses...also problem houses that won't sell, and this guys comes in, tells them exactly what's wrong with it. Which usually offends them...LOL it's hilarous.

I was hoping that a new color, people could see past that we put our kid in the master...and it's a very big room easily fits 2 kids comfortably too...shows room to grow.
